Condition Surveys
The early identification of defects and maintenance liabilities within a property portfolio is central to the planning and implementation of cost effective maintenance. Those with responsibility for property management know the importance of appropriate maintenance and its affect on the value of the assets involved.
MESG's Built Environment Services working together with property owners and managers assist in the formulation of pre-planned maintenance schemes to protect the value of the assets and reduce health and safety risks where appropriate. By a systematic programme of regular inspections, defects or potential causes of defects are identified and measures for their rectification programmed and costed. The results of the condition surveys allow a forward maintenance plan to be compiled. This will include recurring maintenance expenditure such as redecoration costs and life-cycle replacements.
In addition to assessing the condition of a facility, BES have the in-house capability to investigate specific specialist criteria including structural distress and the risks posed by legionnaires disease and asbestos.
Pre-lease condition surveys (sometimes described as "due diligence") undertaken prior to lease acceptance identify defects thereby quantifying those liabilities likely to be encountered during the lease period. This is particularly important where full repairing leases are involved and an accurate assessment of long term maintenance liabilities is vital.
